Buy-to-Let Key Lending Criteria

All Monmouthshire Building Society Buy-to-Let products are governed by the following key lending criteria. If you are considering applying for one of our Buy-to-Let products, please read the following information carefully.

  • Rental income should be at least 45% more than the mortgage interest repayments (based on the initial pay rate plus 2% or 5.5% whichever is greater).
  • If you are applying in your sole name, your income from either employment or self-employment must be at least £25,000 per year. If you are applying jointly, at least one of your incomes must be at least £25,000 per year.
  • You (or at least one of you in the case of a joint application) must be an existing home owner at the time of the application.
  • The loan size is £30,000 to £350,000 for any single property (£750,000 with multiple applications up to a maximum of 3 properties).
  • These products are available to individuals only – not available on flats over commercial premises, homes in multiple occupation (HMO’s), ‘Right to Buy’ Council Homes, Student Lets or Holiday Lets, properties sold at auction.
