This mortgage product is only available to participants of the Help to Buy - Wales scheme. This mortgage product offers a variable interest rate that is discounted below our Standard Variable Rate for the first 2 years. At the end of the discount period interest will revert to our Standard Variable Rate.

Overpayments

Regular overpayments will be permitted without an early repayment charge. Regular overpayments are amounts collected with, and in addition to, your monthly mortgage payments. You may make capital repayments without an early repayment charge. Following receipt of a lump sum payment, the amount that you owe, and so the amount of interest you pay, is reduced immediately.

Representative Example

A mortgage of £210,687 payable over 19 years 10 months initially on a discounted variable rate for 2 years at 2.35% and then on our current variable rate of 5.24% for the remaining 17 years 10 months would require 24 monthly payments of £1,108.6 and 214 monthly payments of £1,394.15.

The total amount payable would be £326,343.74 made up of the loan amount plus interest (£1114,261.74), product fee (£845), application fee (£150), legal costs (estimated £250), funds transfer fee (£25) and mortgage exit fees (£125).
